Buildable land at Silverado Resort is scarce. The community is mostly built out, and the Silverado Property Owners Association agreed with the resort and Napa County in 1981 to cap the Silverado Development Area at 1,060 units, later 1,095 once Silver Trail was added. When a lot does come up, it’s usually an infill parcel on the residential streets or a rebuild site from the 2017 Atlas Fire.

How Much Land Is There?

The Silverado Fire Safe Council’s 2024 Community Wildfire Protection Plan used Napa County parcel data (January 2024). It shows about 1,151 parcels in its roughly 720-acre Silverado planning area, and residential land makes up about 31% of that area. The same data counts 57 parcels classified as “vacant lot residential.” The plan notes that rebuilds after the 2017 Atlas Fire may not yet be reflected. That isn’t a count of lots for sale, but it shows how few undeveloped sites remain.

Where Lots Tend to Appear

  • Hillcrest and Westgate streets. The original custom-home neighborhoods have the largest lots and the most variety, and some parcels here are former fire sites.
  • Silverado Highlands. The Atlas Fire hit the Highlands hard, and many homes have since been rebuilt. A remaining lot may come with its own association design standards.
  • The Crest and Kaanapali. Custom-home areas where an occasional teardown or remaining lot comes up.

Teardowns and “Land Value” Homes

Many buyers who want to build at Silverado end up buying an older house rather than a vacant lot. On the residential streets and in parts of the Crest, an older home on a large lot can be the most practical way to get a site with mature trees, utilities already in place and an established address. Before you write an offer, we’ll help you think it through: the value of the existing structure, a likely remodel or rebuild budget, county permit timelines, and whether the lot’s setbacks and slope allow the house you have in mind. A pre-offer walk-through with a contractor is money well spent.

Due Diligence for a Silverado Lot

  1. Membership. Each residential parcel has a potential club membership. Find out whether a transferable membership comes with the lot, or whether you’d pay an initiation fee later.
  2. Design review and CC&Rs. Find out whether the lot is in an HOA with architectural review. For homes not covered by an active HOA, the Silverado Property Owners Association has historically handled architectural review.
  3. County permits. Silverado is in unincorporated Napa County, so building permits go through Napa County Planning, Building & Environmental Services. Verify setbacks, slope limits and any fire-hardening requirements.
  4. Utilities and soils. Confirm water, sewer, power and drainage. Order a geotechnical report on sloped lots, and check flood maps along Milliken Creek.
  5. Fire readiness and insurance. Plan for defensible space and ignition-resistant construction, and get insurance quotes before you commit.
